The site covers an area of 8.26 hectares, made up of fields and enclosed by mature trees, hedgerows, and a small area of woodland. To the north of the site is Warren Lane which is made up of homes and a Council depot. To the west is a Southern Water facility.
The site is bound on the southern boundary by a strong defensible hedge and tree line providing visual containment. To the south east is Matchpoint Tennis Club & Lifeline Gym providing recreational facilities.
The site was not proposed for allocation through the now withdrawn Local Plan, however, growth was proposed at Hurst Green recognising the suitability of the settlement to accommodate additional development.
